Refresh Your Upholstery
A Well Kept specialist cleaning a cream linen sofa with an upholstery extraction tool in a bright, calm living room

Everything settles into fabric.

A sofa collects far more than it shows. Dust, body oils, crumbs, pet hair, and the fine grit carried in on shoes work their way down into the weave, where they dull the color and slowly wear the fibers from the inside.

Vacuuming reaches the surface. Upholstery cleaning reaches the rest — and the difference tends to be the moment you sit down again.

Minimum service is $100 — a sofa or a loveseat already meets it on its own, and upholstery is often bundled into a cleaning we are already scheduled for, which is the most economical way to book.

Prices shown are starting prices. Final pricing may vary based on furniture size, fabric type, condition, staining, and the level of treatment required.

How It Works

A careful method, matched to the fabric.

  1. Fabric Check

We read the manufacturer's care code and test a hidden spot first, so the method suits the material.

  2. Dry Soil Removal

Thorough vacuuming lifts the grit, crumbs, and pet hair that grind away at fibers over time.

  3. Spot Treatment

Spills, pet marks, and high-traffic areas are pretreated by hand before the deep clean begins.

  4. Deep Clean

Hot water extraction or a low-moisture method — whichever the piece can take — draws soil out rather than pressing it in.

  5. Groom & Dry

Fibers are groomed back into place and air is moved through the piece so it dries evenly, without rings.

Fabric-Safe, by Default

Linen, velvet, chenille, microfiber, wool, and performance blends all behave differently. The wrong method can leave water rings, shrinkage, or a flattened nap that no amount of cleaning brings back.

So nothing is decided before we see the piece. We identify the fabric, test where it will not show, and choose the gentlest approach that will still do the job. The products we use are safe around children and pets.

If a stain has soaked into the foam or the frame, we will tell you before we start rather than after. Some things lift completely, some soften, and a few are permanent — you deserve to know which is which up front.

Frequently Asked Questions

How long does it take to dry?
Most pieces are dry to the touch in two to four hours and fully dry by the next morning. We groom the fibers and move air through the room to speed things along, and we will tell you when it is safe to sit down again.
Will it help with pet stains and odors?
Usually, yes. Everyday pet odor and surface staining respond well. Anything that has soaked through into the cushion foam is harder to promise — we will look first and tell you honestly what to expect.
Is it safe for delicate fabrics?
That is exactly what the fabric check is for. Delicate materials like velvet, linen, and silk blends are cleaned with a low-moisture method instead of extraction, and everything is tested in a hidden spot beforehand.
Is there a service minimum?
Yes — $100 per visit. Most households reach it easily by combining pieces, and a single sofa is already above it. If you only need a couple of dining chairs done, the simplest thing is to add them to a cleaning we are already scheduled for.
How often should upholstery be cleaned?
Once a year suits most households. Homes with pets, small children, or a much-used family sofa often prefer every six months.
Can you clean upholstery during a regular visit?
Yes. Upholstery cleaning is frequently added to a Deep Reset, a move-in or move-out cleaning, or a short-term rental turnover, so everything is handled in one visit.
